House Rules

• Check in time is 4:00 PM and check out time is 11:00 AM (local time).
• Person booking must be at least 25 years old, present throughout the entire stay and is responsible for their guests as well as any damages or issues during the stay.
• Max occupancy is 26. Exceeding maximum occupancy or additional undisclosed guests will result in forfeiture of security deposit and may be subject to immediate eviction as well as additional fees/fines.
• No events or parties allowed at any time unless prior authorization is given in writing by cabin owner prior to booking.
• No smoking, vaping, tobacco use, incense or oil lamps permitted at any time on or in the property. Any smells related to this may result in an additional fine of $250-$500 to remove the odors.
• You are in a rural environment and may encounter wildlife, bugs and other critters. To reduce the risk of unwanted animals/bugs, please don't leave food/garbage on porches or outside overnight.
• Please be aware that though the cabin is cleaned thoroughly prior to every booking, there may be pollen on the porches and outdoor furniture.
• Fireplaces are propane and/or electric and should not be tampered or touched with in any way. They are not designed to be used with real wood, and may not be used to cook/roast/burn anything including but not limited to marshmallows, hot dogs, trash, sticks, etc. Do not reconfigure gas logs or add/take away anything from the fire box area. Do not light/extinguish pilot light in fireplaces – this will result in additional fees.
• Please only use the metal fire pit for any campfires and the grill for any outdoor cooking on the property. We do not permit burning or bonfires on the premises outside of the fire pit.
• Please only park or drive in the designated parking spots and driveway. No vehicles (including ATV’s, golf carts, etc) are permitted behind the cabin, on the porches, beside the swimspa gazebo or in areas behind the boulders.
• Please do not chop down or damage any trees or plants on the property. Repair or replacement of any of these items will occur at the cost of the guest.
• Children must be supervised by an adult at all times. Especially when in upper bunk beds, playground, swim spa gazebo, movie theater and game room.
• While we strive to make the area around the cabin neat and tidy, we recommend wearing shoes when walking around outside.
• Linens, pillows, indoor furniture/decor and towels are not for outside use.
• Do not modify, tamper, adjust, move or touch the projector or projector screen or any components of the electronics in the theater room. Do not touch, change or move the projector bulb. Instructions for use are in the theater room. Tampering with the projector may cause the projector to not work properly and any repair or maintenance costs will occur at the guests expense.
• The credit card on file will be charged in the event that insurance doesn't cover any missing or damaged items. Report any accidental damage/broken items immediately through booking platform.
• No pets allowed without prior approval and pet fee. Failure to comply will result in $250 fee per pet plus $100 per day per pet and renters may be subject to immediate eviction without any refund.
• Security cameras are located at the front entry and side parking area of the house. Do not tamper, move, cover, turn off or adjust the security cameras in any way. Tampering with or covering cameras may result in immediate eviction.
• Pets must be supervised by an adult at all times. Please do not allow pets to roam freely in or around the cabin unattended, and crate pets when leaving the cabin. Pets are not allowed on furniture. Please clean up any pet waste and place in a sealed bag in the outside garbage cans. Any pet waste not properly disposed of or left on the property will result in additional fees (TBD).
• Do not move furniture, appliances, game systems, electronics or fire pit from the original location.
• Do not jump or climb in or from bunk beds, balconies, porches, play structure, gazebo or catwalk. Please use the designated ladders for bunk beds.
• Grill is to be cleaned after every use. Do not attempt to tamper with propane lines or timers.
• No hunting or firing weapons (including BB guns, pellet guns, sling shots, bows & arrows, etc), confetti, dyes, glitter or water balloons allowed on the property at any time. A TBD fee, at the sole discretion of the owners, will be incurred for clean up of these items if found on the property.
• WiFi is provided but not guaranteed. You may log into streaming services across all our TV’s. Please don’t forget to sign out before leaving. We are not responsible for any purchases or usage on your accounts if you forget to log out.
• Please only flush toilet paper in the toilets. No feminine products or wipes may be flushed. Please do not pour grease or place food in the pipes. Kitchen sink is not equipped with a garbage disposal. There will be an additional fee if a plumber is required due to guest negligence.
• We are happy to provide a starter pack of provisions such as toilet paper, paper towels, dishwasher pods, laundry detergent, trash bags, soap, shampoo and conditioner. Any additional items needed will need to be provided by the guests.
• We strictly adhere to our cancellation policy - please see booking/renter agreement for additional details. No refunds will be permitted due to “acts of nature” or “acts of God” such as but not limited to weather events, power outages, water outages, floods, forest fires, road conditions, illnesses, national security, etc.
• The owners of this property reserve the right to enter the property at any time if foul play or reasonable suspicion that house rules have been broken is suspected to check for damages, disturbances or to make repairs. Owners will charge a fee, cost of repairs or replacement of items for any damages or neglect caused by the guests.
• We do not guarantee the return of any missing or left items after your stay. We will make efforts to find the items and mail them back for a fee plus the cost of shipping and do not hold items for longer than 14 days.
• Boulder Ridge Lodge takes great pride in providing a clean and comfortable stay for our guests filled with luxury amenities! However, we do not guarantee usage or availability of any items or supplies. The contents of the property may be subject to repair, removal or change at any time. Guests assume all risk, responsibility and liability during your stay. Please use all items responsibly.
  

Pool, Swim spa/hot tub rules: 

The following rules apply to any water or swimming activities or amenities at/or provided by Boulder Ridge Lodge and is not limited to just the pool, swim spa or hot tub. Guests assume all risk/liability when using the pool, hot tub and/or swim spa plus other items. Hosts/property owners are not liable for any injuries, deaths or damages due to using the amenities. Renting this property means the guest assumes all liability. There are no lifeguards on duty. Life jackets or flotation devices are not provided though highly encouraged.

• All guests under 18 years of age must be supervised by an adult at all times when in hot tub/swim spa gazebo. Life jackets are recommended and not provided by the cabin.
• Guests assume all risk/liability when using pool, hot tub and/or swim spa.
• Do not walk on, sit, play or jump on pool, hot tub or swim spa covers.
• Please do not use if you do not know how to swim, if you are intoxicated or have a medical condition that would prevent you from using safely.
• Swim spa jets are very powerful and for adult use only. Please do not allow children in the swim spa if the jets are on. Please use jets at your own risk.
• No glass items in or around hot tub or swim spa.
• No soap/detergents/oils/other liquids, bubbles, confetti/glitter, dyes, water balloons or powders in swim spa or hot tub or gazebo.
• Guests acknowledge depth may vary and areas near or around pool, swimspa or hot tub may be slippery. Slipping, running, rough housing, diving, flipping or jumping or other activities near or in pool, hot tub or swimspa may result in serious injury or death.
• No running, jumping, flipping, cannonballs, rough housing or diving in/around hot tub or swim spa or pool.

• No pets or animals of any kind allowed in the hot tub or swimspa or pool.

• No diapers allowed in pool, hot tub or swim spa.

• Please fully remove covers to use pool, swim spa or hot tub. Keep covers on at all times when not in use.
• Guests may not tamper with, adjust, or modify pool equipment including but not limited to heaters, pumps, timers, filters, lights, automation systems, safety devices or other related equipment. Please reach out to hosts for assistance with additional swimspa/pool/hot tub chemicals if needed.

• Water heating (if provided) is not guaranteed to reach any specific temperature due to weather conditions, outdoor temperatures, equipment limitations, or usage.

• Guest agrees not to use pool during bad weather such as but not limited to thunderstorms, lightning, heavy rain, hail, snow, ice or other unsafe weather conditions. Owner is not liable for weather-related injuries or closures.

• Overuse, misuse or abuse of the pool, hot tub or swim spa that results in any damage will be charged at the guests expense, including hot tub and swim spa covers. Please report immediately so that repairs can be scheduled. Repairs may result in the hot tub or swim spa not being available for use.
